  • Can I by cash?  Yes
  • Can I get finance/mortgage?  Finance is available on 'holiday use' properties, there are specific lenders and a number of brokers with access to these lenders.  For more information on finance relating to 'holiday use' finance or general mortgage details we can direct you to Harford Financial or Rangewell
  • Can I buy in a company name or personal name and do I get the same benefits in regards to tax incentives and offset costs regardless of how I buy it?  Yes, to both, however for clarification on the tax implications please contact jonathan.levy@accountspro.co.uk
  • Who will manage the property?  This is an active resort so all on site management in regards to maintenance and change overs is already in place, repeat business is a large source of bookings who know the property and bookings will be taken via the website directly, and we will be looking (and currently negotiating) to take on the online marketing to access all online travel agents (like Airnbnb, holiday cottages, booking,com etc) and we will use dynamic pricing whose algorithms monitor demand and prices in the area to raise when there is the opportunity from the base price or lower to make sure we get it occupied in quieter times.
  • Is the property mine?  Yes, like any standard buy to let property, any bookings to your property are yours and any access for your own times are yours.
  • Can I let the property out on a standard 6/12 month tenancy?  No
  • Will I be responsible for council tax?  The entire development of 20 properties is currently under 1 banner and there is one bill that is registered under “business rates” – each owner will be apportioned a part of those rates based on the size of their property.
  • Can I buy the property as a second home? As a second property yes, though there is a fine line here, a buyer could in theory use the property all year themselves if they wish but they cannot buy it as a “principal” home, meaning it cannot be bought as their permanent residence due to the restrictions on the lease for these properties. To be accurate the HEAD LEASE states not to use the Property or permit the same to be used as a personal primary residence or as a permanent residence for any third party. For the avoidance of doubt, the Property can be used as a holiday home for the entire year with appropriate periodical breaks in residence to avoid the establishment of a primary residence.
