Hi, Good Afternoon, I’m Chris Smith I work on behalf of Residential Estates and today we’re going to have a look at the ONE London Road site based in Newcastle-Under-Lyme.
Studio’s here start from £69,999, they come with a 10% Net return on rental guaranteed for three years.
As you can see behind me, we have block three, one and two up there in the background.
Coming fully furnished of course as well as including your white goods, students will have launderette facilities to do their own washing. They will come with on-site cinema rooms and a gymnasium. Students will also have access to rooftop gardens which will overlook the Lyme Brook Valley park.
The developer is Ashley Ladson, Abode Residences. Abode residences have got thirty-five years’ experience in the industry, they have completed on student schemes up in Sheffield, Leeds & Liverpool. More recently they have teamed up with Tesco and Marks & Spencer on completing a 40,000sqft commercial offices.
The management company are Urban Student Life (USL), they have managed a lot of blocks in Huddersfield, Leeds, Sheffield. More recently they have taken on Keele House & Orme House in Newcastle-Under-Lyme.
Now that you have had a look at the ONE London Road site lets head over to the Royal Stoke Hospital University.
As you can see behind me this is the phase two, block two of ONE London Road, we are well under way in terms of construction. We have sold out of block one, block two and block three, block four the developer will be retaining for his own pension pot of course, but we have got 314 apartments in block five that are available.
So, this is the Royal Stoke Hospital University which is directly across the road from the ONE London Road apartments.
The hospital itself, well the university sector takes in around 1,000 students each year whether those are practise doctors or practise nurses with no on-site accommodation.
ONE London Road will hopefully fill that void and attract those medical students.
Keele University are investing £45 million into new educational wings.
That of course attracts new students into the area to increase the demand as time passes on. One of the new wings, the main attraction are the life science new educational programs, headed up by none other, Sir David Attenborough.
This is Orme House, again by the same developer as ONE London Road done by the same construction team as well, they completed on this scheme of student apartments a couple of months ago. They are fully occupied and managed by Urban Student Life, the same management company as ONE London Road.
